Our Shared Commitment

Shoppes at Lakeview is committed to providing a safe, welcoming, and enjoyable shopping environment for every customer, tenant, and employee. These standards apply to all visitors and occupants of the property — including common areas, parking lots, sidewalks, and any shared spaces — at all times. Tenants are responsible for communicating and enforcing these standards with their own staff and customers.

Safety & Security

🚬

No Smoking or Vaping Near Entrances

Smoking and vaping are prohibited within 15 feet of any building entrance, exit, or operable window. Designated smoking areas, if available, will be clearly marked.

No Weapons

Firearms, knives, and all other weapons are strictly prohibited on the property, except as permitted by applicable state law for licensed concealed-carry holders. Open carry is not permitted.

No Alcohol or Controlled Substances in Common Areas

Consumption of alcohol or use of controlled substances in parking lots, sidewalks, or other shared common areas is prohibited. This does not apply to consumption inside licensed tenant establishments.

Emergency Procedures

In the event of an emergency, dial 911 immediately. All visitors are asked to cooperate with emergency personnel and follow the instructions of property management. Emergency evacuation routes are posted at each building entrance.

Behavior & Community Standards

No Loitering

Loitering in common areas, parking lots, or building entrances is not permitted. Persons who are not actively shopping or conducting business may be asked to leave the property.

No Unruly or Disruptive Behavior

Fighting, excessive noise, threatening language, intimidation, or any behavior that disrupts the normal operations of tenants or the comfort of other visitors is strictly prohibited.

Proper Attire Required

Shoes and shirts are required in all areas. Clothing displaying offensive, obscene, or intimidating language or imagery is prohibited on the property at all times.

Anti-Discrimination & Harassment Policy

All visitors are entitled to a respectful experience free from discrimination or harassment based on race, color, religion, sex, national origin, age, disability, sexual orientation, gender identity, or any other protected characteristic. Harassment of customers, employees, or tenants will not be tolerated.

Noise & Music in Common Areas

Amplified music or sound equipment in common areas requires prior written approval from property management. Tenant-operated audio systems must remain at reasonable levels that do not disturb neighboring tenants or customers.

Cleanliness & Littering

Littering is prohibited anywhere on the property. All visitors are encouraged to use designated trash receptacles. Tenants are responsible for maintaining the cleanliness of their storefronts and immediate surrounding areas during business hours.

Minors & Youth

School Hours Policy

School-age individuals must be enrolled in or attending school during regular school hours. Unaccompanied school-age minors present on the property during school hours may be asked to provide documentation or contact a parent or guardian.

Minor Curfew

Persons under 18 years of age are not permitted in the common areas of the property after 8:00 p.m. unless accompanied by a parent or legal guardian. This policy is in place for the safety and wellbeing of all young visitors.

Solicitation, Photography & Commercial Activity

No Soliciting Without Approval

Door-to-door solicitation, canvassing, distribution of flyers, petitioning, or any other form of solicitation on the property is prohibited without prior written permission from property management.

Photography & Filming Restrictions

Non-recreational photography and videography (including commercial, journalistic, or promotional filming) require prior written approval from property management. Personal photography for non-commercial purposes is permitted.

Events & Seasonal Decorations

Tenants wishing to display exterior seasonal decorations, banners, or promotional signage beyond their standard storefront must obtain written approval from property management in advance. All decorations must comply with local ordinances and maintain the professional appearance of the center.

Vehicles & Parking

Parking for Customers & Employees Only

The parking lot is reserved for customers and employees of Shoppes at Lakeview tenants during business hours. Vehicles parked for purposes unrelated to shopping or employment may be towed at the owner's expense.

🚗

Employee Parking — Rear of Lot

All tenant employees are required to park in the rear of the parking lot during business hours. Front spaces are reserved as a courtesy for customers. Tenants are responsible for communicating and enforcing this policy with their staff.

No Overnight Parking

Overnight parking is strictly prohibited unless prior written authorization has been obtained from property management. Unauthorized vehicles left overnight may be towed without further notice.

No Trespassing — Hours of Operation

The property, including the parking lot, sidewalks, and all common areas, is closed to all individuals from 9:00 p.m. to 5:00 a.m. Any person present on the property during these hours without authorization is subject to removal and may be subject to trespassing charges under North Carolina law.

No Skating or Cycling on Sidewalks

Skateboarding, rollerblading, and the operation of bicycles are prohibited on all sidewalks and common areas. Motorcycles must remain in designated parking spaces and may not be operated on pedestrian walkways.

Accessible Parking & ADA Compliance

Designated accessible parking spaces are reserved exclusively for individuals displaying a valid disability placard or license plate. Unauthorized use of accessible spaces is a violation of state law and subject to citation and towing.

Animals & Pets

Service Animals Welcome

Service animals as defined under the Americans with Disabilities Act (ADA) are always welcome on the property. Emotional support animals and pets are generally not permitted in tenant spaces unless the individual tenant has adopted a pet-friendly policy for their own business.

Pet Responsibility in Common Areas

Where pets are permitted in outdoor common areas, owners are required to keep pets on a leash at all times and must immediately clean up after their animals. Aggressive or disruptive animals will be asked to leave the property.

Enforcement & Violations

Property management reserves the right to enforce these standards and to ask any person who is in violation to correct their behavior or leave the premises. Repeat violations may result in a ban from the property. Law enforcement will be contacted when appropriate. Tenants who fail to enforce these standards with their customers and staff may be subject to a lease violation notice.
